Transforming a 1980’s office building, into a highly specified contemporary open-plan workspace to appeal to a wide demographic of demand. This back-to-frame refurbishment focussed on strong sustainability and wellbeing principles, delivering a record 16 accessible terraces, offering panoramic views over Central London and exemplary end-of-trip facilities in both quantity and quality.
Advising The Wellcome Trust, we were able to secure a pre-let to The Office Group, which was one of the largest London office lettings to complete since the start of Covid-19 pandemic in the UK. TOG, pioneers of design-led flexible workspaces in the UK and Germany, took the entire c.70,000 sq ft building on a 20-year lease. The deal to TOG represented the largest office pre-let to complete in London’s West End between March 2020 and the end of September and the fourth largest letting in Central London.
Sitting in the heart of London’s Knowledge Quarter, 210 Euston Road is inspired by the area’s exceptional educational institutes. We designed every touchpoint in the building to combine form with function; from the warm lighting and distinctive waved acoustic paneling, to the oak clad reception and sound-softening cork ceilings."

TOG will be opening 210 Euston Road to customers in Spring 2022. Offering occupiers exemplary amenities to include a member’s bar and lounge on the top floors. Access to a communal rooftop terrace and wellbeing space within the building.
