101 was built in the 1930s as an Art Moderne factory building. Over the years, the interior accrued many linings during subsequent refurbishments. The project exposes the structural frame bringing efficiency, and a new-found scale and character. New low carbon blockwork walls shape cores and new facilities for cyclists. Fabric improvements to the external walls and windows and a new brise soleil to shade the existing fully glazed fourth floor extension, along with the adoption of an all-electric MEP system improves 101’s environmental performance from EPC E to EPC A."
