    Michelin Building

    We have concluded rent review negotiations as at September 2007 on behalf of the tenants of the 50,000 sq ft of offices in the iconic Michelin Building at Brompton Cross on behalf of Reed Elsevier, and management consultants, Monitor.

    Pollen Street

    Acting on behalf of Bilsdale, both the first and second floors at Pollen House have been re-let at significantly higher rentals after simultaneous surrenders were agreed with the outgoing tenants.

    48 Curzon Street

    Acting jointly with Franc Warwick and the Richard Shaw Partnership, we have sold this striking 8,000 sq ft Mayfair freehold to private clients of Aston Rose for £12m.

    55 Baker Street

    On behalf of London & Regional, we have let the part ground floor (north) to Konica Minolta Business Solutions (UK Limited) who have taken approximately 6,646 sq ft net on the ground floor.

    This completes the office lettings prior to practical completion of the whole scheme.

    QUBE, 90 Whitfield Street

    We have secured a further office letting at Qube, 90 Whitfield Street, on behalf of Derwent London to HOK International, bringing a new occupier to their Fitzrovia estate. The scheme is now over 50% let.

    OK, one of the world’s largest architectural firms, has taken the entire first and part third floors, comprising a total of approximately 27,277 sq ft, on a 15 year lease.

    The letting to HOK follows previous transactions that have been concluded at the scheme. Geronimo Communications, part of the Tribal Group, a leading provider of consultancy services to the public sector, recently took 12,173 sq ft of office space on the third floor.

    Sentinel House, Old Marylebone Road

    Acting for Nottinghamshire County Council Pension Fund, the top two floors at Sentinel House have had their leases renewed with a rent increase of almost 30%.

    Time Out instructed Edward Charles and Partners to advise on the September 2008 rent review of their Central London offices.

    One Twenty Nine Wilton Road, SW1

    Representing, Terrace Hill Group Plc, we have let 20,000 sq ft of this new Grade A office building to Eon UK Plc. The first to fifth floors remain available, totalling approximately 40,000 sq ft. Further information is available at www.onetwentynine.com.

    TAG

    Acting for TAG we have acquired c. 3,500 sq ft in Smiths Court, Soho at a rental of £40 per sq ft. This is in addition to c. 10,000 sq ft they agreed to take earlier in the year at 67-71 Beak Street.

    Lynton House

    Acting for Michael Simkins LLP, Edward Charles have acquired the 3rd floor of 10,650 sq ft in the newly refurbished Lynton House, Tavistock Street.

    Hawley Crescent, Camden

    Acting jointly on behalf of Ascent Media, Edward Charles and Partners have successfully sold their freehold interest in 13 Hawley Crescent and 29 Kentish Town Road in Camden. The combined size of the buildings is approximately 30,000 sq ft.

    Transport for London

    Transport for London has retained the Landlord and Tenant Partner of Edward Charles, David Fryman, to advise on Rent Reviews of four of its substantial Victoria Office Buildings.

    55 Baker Street Update

    Hedge funds DE Shaw and Brevan Howard have become the most recent office tenants within the scheme. Edward Charles have now let in excess of 450,000 sq ft on behalf of London & Regional. Only the part ground floor of 6,000 sq ft remains.

    Battersea Studios Phase 2

    Following the recent successful letting campaign for Phase 1, we have been appointed by Helical Bar to advise on this new 53,000 sq ft office building, which is due for completion in December 2008.

    Sidell Gibson

    Architects Sidell Gibson have moved their headquarters from Camden Lock to Cruikshank Street in Kings Cross. Edward Charles advised on the 20,000 sq ft acquisition.

    Simon & Schuster

    Advised by Edward Charles & Partners, publishers Simon & Schuster have acquired 16,000 sq ft at 222 Grays Inn Road, WC1. The building was recently refurbished by Land Securities Trillium.

    Amsprop Estates have appointed us to advise on the comprehensive refurbishment of this 20,000 sq ft office scheme. The design of the scheme is currently being worked upon by Morey Smith.

    The last floor of this Grade A redevelopment in the heart of Soho has been let at £80 per sq ft. Edward Charles acted for Invista Real Estate and Prestbury Investment Holdings, helping to achieve record rents for the area.

    Acting jointly with GVA Saxon Law we have pre-let this substantially refurbished office building totalling 10,000 sq ft to the Chelsea and Westminster Hospital NHS Foundation Trust entering into a new full repairing and insuring lease for a term of 15 years.

    Edward Charles and Partners have been appointed by Frogmore to advise on this mixed use development. The office element will total approximately 10,000 sq ft.

    Edward Charles have advised Centaur on the disposal of their Lexington Street offices to United Agents. The building totals 15,000 sq ft. To complete the relocation, we acquired 20,000 sq ft in Euston Exchange, Euston Road on the publishers behalf.

    Edward Charles and Partners have been appointed by Makepiece Investments to advise on the redevelopment of this 34,000 sq ft office scheme in the heart of Camden. The building is due for completion in March 2009.
