    55 Baker Street, W1 - Update

    Planning consent has been granted and construction is underway for this 450,000 sq ft reconstruction that will transform the former M&S Headquarters. This has coincided with the pre-let of 160,000 sq ft of offices in the scheme to BDO Stoy Hayward. The offices are available from late 2007. Edward Charles are sole letting agents in respect of the offices.

    North West House, 118/127 Marylebone Road, NW1

    The former home of Kingfisher Group has been purchased by private clients of Edward Charles. The building totalled 50,000 sq ft.

    Construction is now underway on this 470,000 sq ft top quality office development with anticipated handover for fitting out for new tenants to be in the first quarter 2007.

    Centaur Holdings

    Client Centaur Holdings Plc vacated a 15,000 sq ft office building in Lexington Street, Soho, and was prepared to mothball it for a while. However, we introduced Sony Computer Entertainment Europe who has signed a one-year deal to provide the client with an ideal short-term tenant.

    French Connection and Hugo Boss have both taken new headquarter offices at this new warehouse office development, which can be seen at www.centrocamden.com. Hugo Boss has taken 34,500 sq ft and French Connection 30,000 sq ft. Approximately 20,000 sq ft remains available.

    On behalf of Zurich Financial Services, Edward Charles & Partners have let the 3rd floor at 120 New Cavendish Street to Alliance & Leicester Plc. Together with a completed transaction on the ground floor, nearly 9,000 sq ft of this headquarter building has now been disposed of.

    R&A Properties has sold the freehold of this former toy factory to design consultancy Parlour Wood Ltd. The building totalled approximately 12,000 sq ft with the benefit of a planning consent for a new three storey mixed commercial and residential development to the front of the site.

    Acting on behalf of BAE Systems Plc, we have settled the rent review of their 35,000 sq ft headquarters office building in St James’s agreeing an increase in rent with the landlord of just 0.0016%!
